NH home sales 2007-2008

Windham New Hampshire real estate listings, market trends of houses for sale vs. homes sold. Statistics are based on NNEREN listing data. Average sold price in 2008 vs. 2007 dropped 7.2% while the per sqft price changed -9.9%. Sold in 2008: 140 single family homes in Windham, NH real estate market appears to be robust relative to the wider Boston area.

The number of home listings in Windham NH has significantly decreased on a per month basis. In 2007 active real estate listings in Windham New Hampshire varied between 80 and 150 while it fluctuated between 80 and 110 in 2008. New Hampshire Home Values: Londonderry Homes for Sale, MLS listings trends

NH house values, Londonderry NH real estate trends: 431 single family homes were listed in Londonderry NH in 2006 vs. a total of 305 houses in 2005. The average list price increased by 5.9% from $359,054 in 2005 to $380,480 last year, while the supply of homes for sale jumped by 41% relative to 2005.

These numbers include all residential homes but no condos, land and multi-family properties in Londonderry New Hampshire. The statistical information of real estate activity is based on the Multiple Listing Service or MLS  listing activity only and excludes any private sales of homes in Lodonderry.

New listings activity in 2006 was off to a feverish start: by the end of March 104 homes were listed, nearly double the 58 houses entering the market by March of 2005. This pace of inventory build-up of homes for sale continued unabated: in June, July and August of last year 140 houses came on the market, compared to 102 properties during the summer of 2005.

During the normally quiet summer vacation month of July a record 52 homes were listed in 2006 vs. 29 houses in 2005. As usual, during the fall and winter month listing activity tapered off to an average 26 homes per month.

While the total number of homes listed in Londonderry New Hampshire went up dramatically, the average list price (this is the asking price and not the sold price) increased to $380,480 up by about $20,000 from $359,054 a year ago.

In a real estate market generally viewed as in the buyer’s favor, this is surprising. In Londonderry a healthy new construction activity was the overriding factor in keeping home values up. The average list price of a new construction home increased from $404,076 in 2005 to $425,959 in 2006.

Windham NH Real Estate: Market Trends of New MLS Listings

New Hampshire real estate market news, Windham NH: The number of real estate listings of single family homes for sale in the Windham MLS decreased to a total 390 in 2006 versus 418 in 2005. The average list price of homes for sale increased to $577,965 from $534,353. These statistics include all residential homes but exclude condos, land and multiple-family properties in Windham New Hampshire. The real estate transaction information is based on the database of all homes listed in the Multiple Listing Service (MLS), and does not include any houses offered for private sale.

The supply side of the real estate market is best characterized by the number of newly listed homes per month. This influx of just listed properties confirms the well-known seasonality of the real estate market in New England. The data under investigation spans two years.

Both in 2005 and 2006 the MLS listing activity in Windham was at its lowest in December with 12 homes listed in 2005 and 13 in December of 2006. After the cold months of January and February, the number of properties entering the market increased in early spring and reached its first peak by May. In March, April and May of 2005 a total of 126 properties were listed compared to 125 in 2006. Due to a relatively mild winter in 2006, the market had an earlier start and in March 50 houses came on the market versus 30 a year before in Windham.

After a brief lull in the summer, the number of new listings in Windham formed a second peak in July and August; in these two months 84 homes were listed in 2005 and 80 in 2006. As the holidays were approaching, listing activity tapered off to a total of 68 in October, November and December of 2005 and 69 in 2006.

While the total number of homes listed in Windham New Hampshire decreased in 2006, the average list price has increased to $577,965 up from a year ago. In a market widely perceived as weak, sellers and listing agents in Windham have maintained their optimism and typically set their asking price 3-8% higher last year than in 2005.

Over the span of 2005 – 2006 the monthly average listing price has fluctuated between $475,000 and $611,000 (discarding outliers). This +/- $68,000 variation is mostly due to the random distribution of the homes listed in a given period; in some months more high-end properties go on the market than in others.

In 2006 the supply side activity of the real estate market in Windham New Hampshire has stayed flat relative to 2005. Listing prices have leveled off, while the total number of homes listed has slightly decreased compared to the previous year.
