Windham NH Real Estate: Market Trends of New MLS Listings

New Hampshire real estate market news, Windham NH: The number of real estate listings of single family homes for sale in the Windham MLS decreased to a total 390 in 2006 versus 418 in 2005. The average list price of homes for sale increased to $577,965 from $534,353. These statistics include all residential homes but exclude condos, land and multiple-family properties in Windham New Hampshire. The real estate transaction information is based on the database of all homes listed in the Multiple Listing Service (MLS), and does not include any houses offered for private sale.

The supply side of the real estate market is best characterized by the number of newly listed homes per month. This influx of just listed properties confirms the well-known seasonality of the real estate market in New England. The data under investigation spans two years.

Both in 2005 and 2006 the MLS listing activity in Windham was at its lowest in December with 12 homes listed in 2005 and 13 in December of 2006. After the cold months of January and February, the number of properties entering the market increased in early spring and reached its first peak by May. In March, April and May of 2005 a total of 126 properties were listed compared to 125 in 2006. Due to a relatively mild winter in 2006, the market had an earlier start and in March 50 houses came on the market versus 30 a year before in Windham.

After a brief lull in the summer, the number of new listings in Windham formed a second peak in July and August; in these two months 84 homes were listed in 2005 and 80 in 2006. As the holidays were approaching, listing activity tapered off to a total of 68 in October, November and December of 2005 and 69 in 2006.

While the total number of homes listed in Windham New Hampshire decreased in 2006, the average list price has increased to $577,965 up from a year ago. In a market widely perceived as weak, sellers and listing agents in Windham have maintained their optimism and typically set their asking price 3-8% higher last year than in 2005.

Over the span of 2005 – 2006 the monthly average listing price has fluctuated between $475,000 and $611,000 (discarding outliers). This +/- $68,000 variation is mostly due to the random distribution of the homes listed in a given period; in some months more high-end properties go on the market than in others.

In 2006 the supply side activity of the real estate market in Windham New Hampshire has stayed flat relative to 2005. Listing prices have leveled off, while the total number of homes listed has slightly decreased compared to the previous year.
